NATIONAL CORPORATION FOR HOUSING PARTNERSHIPS

Project Summary

The National Corporation for Housing Partnerships (NHP) was established by the Housing and Urban Development Act of August 1968, to facilitate the development of housing for low and moderate income families. Funded by private investors and federal subsidies, NHP worked with local developers nationwide.

As part of the NHP management team, Ms. Bailey provided asset management services for approximately 120 real estate assets operated by third party agents throughout the United States. Working on behalf of both the managing general partner and local owners, she worked collaboratively with multiple property management firms to address financial and physical issues of the real estate. Bailey managed the following professional services:

  • Analysis of sale or refinancing transactions
  • Oversee transfer of interests in a local partnership
  • Review major capital improvement projects
  • Review and audit property operation and management performance
  • Determine appropriate rents and rent increases
  • Work with regulatory agencies to develop and implement workout plans for troubled assets
  • Review financial performance goals on behalf of partnership owners
